Ardhisasa is an online platform that allows Citizens, other stakeholders and interested parties to interact with land information held, and processes undertaken by Government. It has been jointly developed by the Ministry of Land & Physical Planning (MoLPP), the National Land Commission (NLC) and key partners in Government. It allows the lodgment of applications for various services offered by the Ministry and the Commission. The applications are handled through the platform and responses presented through it.
Ardhisasa mainly deals with parcels of land within Nairobi that have been converted to Nairobi Block titles in accordance to the Sectional Properties Act for smoother registration purposes. Conversion of properties outside Nairobi is still ongoing.
Key features of Ardhisasa:
1. Land registration: users of the ardhisasa platform can register land, transfer ownership, and obtain title deeds through the platform.
2. Land searches: the system enables users to conduct land searches to verify ownership and other property details, essential for potential buyers, advocates and other real estate professionals.
3. Land rent payments: users can conveniently pay their land rent through the platform ensuring compliance with government regulations.
4. Surveying services: ardhisasa provides access to surveying services, allowing users to request and track surveys of their land, which is useful for resolving boundary disputes and new land developments.
ARDHISASA RESOURCE
In addition to the above, Ardhisasa provides a variety of application forms, free to download such as; Land Registration Act forms (LRA), Sectional Property forms (SP) and Physical & Land Use Act forms (PLUPA). These forms provide the following information.
The LRA application Forms range from applications to register power of attorney, registration of instruments, reconstruction of a land register, notice for issue of a replacement title, deed of indemnity, application for issue of a certificate of Title/Lease and many others.
The SP application forms range from rent apportionment forms, schedule of unit factors, application for registration of corporation, sectional plan register and corporation register (freehold and leasehold), certificate of incorporation, unit registration (freehold and leasehold), notice of intention to rent, notice of tenancy or end of tenancy, vacant notice to tenant and many others.
Lastly, we have the PULPA application forms that range from demolition permits, application for development permission (urban design and landscape plan), application for development permission, certification of compliance, and many others.
